Welcome to Cape Winds Resort in Cape Canaveral, Florida!

Cape Winds Resort is a privately owned facility located at 7400 Ridgewood Avenue in Cape Canaveral Florida.  Situated directly on the beach approximately halfway between the Cocoa Beach Pier and the Port of Canaveral, this facility consists of just under 70 one or two bedroom condominiums, most available for rent on a minimum weekly basis, all units feature a master bath with a common unit bathroom, fully equipped kitchens, large open and covered parking (at your own risk), tennis and basketball courts, a large heated pool, hot tub and sauna.  There is also a clubroom available for guests and owners.

Is it a condo, or is it a hotel??? It's a CONDOTEL!

In Cape Canaveral there are only two "Condotels" and Cape Winds is one of them.  That means that each unit is individually owned by a person that decides how the unit will be decorated, what furniture is in place and wether or not the unit will be rented, not rented, managed by on site personnel or rented through a different off site manager.

WHO MAKES DECISIONS AT CAPE WINDS RESORT?

As a Condominium created in the State of Florida, the complex is managed and controlled by a board of directors elected each year by the owners.  The current Board consists of 5 Directors.  In  addition, a Treasurer oversees expenditures and working together with the Board, lends his adivce as to what expenditures can be made and when.  Larger projects, like concrete renovations and painting of the buildings, repairs to the parking lot, are then put out for bids and the Board votes on them.  Sometimes, projects are put to a vote by all the owners. 

Is there an onsite manager?

There is an on site manager office.  The office is managed by Cocoa Beach Best, the official manager for Cape Winds Resort.  Hours do vary, and they cannot solve issues caused by other offsite managers. However, they will do their best to answer questions and point visitors in the right direction.  Please remember that while they are occupying an office at the resort, they are not representing every owner or manager that offers units for rent at the complex.  When you are making arrangements to rent a unit, it is important that you determine before you get there who to call for assistance with checking in, keys, access to the pool etc.  Remember that managers located off site may take time to get to you so have the basics taken care of in advance.  When you make your reservation ask that person if they are located on site.  Get a local phone number to call so that you have support if needed when you get to the Resort.  What time is check in? What is the door code to access the room? What is the room number?  All questions to have answered before you arrive.  Don't rely on just an email address for help, you may have a long wait.  

Who Oversees the Common Areas?

The Condominium Association Manager (CAM) is hired by the Association to manage the complex.  The rental manager manages the room, the CAM is responsible for the common areas like the pool, hot tub, sauna, hallways, stairs, gates, lawn areas, parking areas - anything that is not inside the room is the responsibilty of the CAM.  The complex has 5 floors, and located directly across from the elevators on each floor is a sign that directs you who to call for assistance.  The CAM also maintains all the business records for the Association, including minutes of board meetings, contracts for work performed by outside vendors and processing dues received from owners and expenses to be paid to vendors, utility companies, elevator repairs, etc...  The Cape Winds Resort is manaqed by KEYS Property Management.
